Our all-in-one solution for homeowners includes everything you can think of: furnishing, listing setup, guest messaging, cleaning, pricing optimization, and property maintenance. It's our goal to keep your responsibilties next to nothing, making the experience as stress-free as possible. Our pricing strategies ensure you're getting booked before comparable properties and our attention to detail creates a 5-star experience for your guests.

We keep frequent high-level communication with our homeowners without burdening you with the day-to-day logistics of running a successful vacation rental. All inspections, cleaning tasks, guest management, landscaping, and platform integration happen behind the scenes so you can have peace of mind.

We are not a hands-off cohosting business. We personally visit your property at least once a quarter. We do not rely on a cleaner or a tradesman to give us updates on the condition of your property. Transparency is important to us. You'll be provided with monthly sales reports and you'll know all the income and all the expenses associated with your property down to the penny. With Baydream Vacation Rentals, your home will be managed with the same care and attention as the properties we own ourselves.

Our robust property management software keeps you in the loop as much or as little as you want to be. We're able to generate monthly property owner reports to provide all revenue and expenses, getting as granular as receipt screenshots for expense reimbursement. This also includes a user portal where access can be granted to owners, cleaners, and maintenance staff to view calendars, block time for your use, or viewing owner statements.

During each guest turn, a thorough walkthrough is performed to confirm that your home is clean, stocked with supplies, and ready for your guests to enjoy their stay. SUPPLY REPLENISHMENT

The day-to-day logistics of running a short term rental business can be overwhelming. We manage the ordering and inventory of all of your bedding, linens, toiletries, cleaning supplies, dining ware, kitchen supplies and more. You'll never need to worry about your guests or cleaners not be equipped with what they need to have a great experience at your property. In addition to this, we have business accounts with several furniture, appliance, decor, and supply vendors to get business and bulk pricing on many of the items you'll need to be successful.

  • What does Baydream Vacation Rentals manage for me? +
    We can take care of it all! We manage your reservations, pricing, photography, design, marketing, communication, cleaning, and vendor relations. We want you to be aware of what's going on, but it's our goal to take over all of the day-to-day responsibilities of running a successful vacation property.
  • Do you manage both short-term and long-term rentals? +
    Currently, we only offer co-hosting services for short-term and mid-term rentals.
  • Where do you operate? +
    We are a boutique cohosting business based in Charlotte, NC. We want to provide a best-in-class experience, so ideally, we want to stay as close to home as possible. Our service area includes NC, SC, Northeast TN, and Southwest VA.
  • I just bought my property. Can you set it up from scratch? +
    Absolutely! We can help with furnishing, photography, setting up your listing, and ordering supplies.
  • Are there any properties you don't service? +
    Typically, we service all properties, but there may be instances where we're not a good fit. Things like neighborhood factors, HOAs, and city ordinances could keep us from providing you the level of service we want to provide. We'll be able to determine this after our initial consult.

Onboarding & Setup

  • How do I get started? +
    Contact us for a free consultation. If we're a good fit, we'll establish an onboarding timeline (typically 1-2 months) determined by your property's needs.
  • Do I need to sign a long-term contract? +
    You sure don't! Our agreements are month-to-month with a 30-day cancellation notice. All upfront costs will be discussed and in writing before signing anything.
  • Will you help with staging and furnishing? +
    The short answer is yes. Depending on your property's needs, if this can be completed within our first 3 visits, it is included in the initial onboarding. If your house is empty and has many rooms to furnish, this could take months and several visits. This scenario would incur extra costs.
  • Do I need professional photos for my property? +
    100%, if you want to stand out from your competition. But don't worry, it's already included in your onboarding fee.
  • Can you help optimize an existing Airbnb listing? +
    Yes, we can definitely do this! Typically the onboarding turnaround time is faster and it just takes a better team and a more focused approach to see a big improvement.

Pricing & Income

  • How do you determine nightly rates? +
    We utilize historical data, current supply/demand, and market comps. Prices are typically reviewed at least 2x/week to optimize booking rates.
  • Will I make money? +
    Well, that depends on a lot of things out of our control like the amount of your mortgage, insurance, taxes, utilties, maintenance, etc. It's our job to maximize your revenue with pricing strategy and marketing. You pay us a percentage of revenue so we're always working hard to make both of us profitable.
  • How are your service fees structured? +
    15% for mid-term stays (1-6 months) and 20% for short-term stays (up to 30 days).
  • Are there any upfront costs? +
    Yes, there is an onboarding fee that includes professional photography and up to 3 property visits to ensure your property is guest-ready. Additional staging and management services are available for a supplemental cost.
  • Will I have access to booking and financial data? +
    Yes, you will receive a personal login to our property management software owner's portal to view all bookings, income, expenses, and calendar updates.

Guest Management & Maintenance

  • Do you handle guest communication and bookings? +
    Yes, we are available to your guests 24/7 and always respond within an hour, but usually within minutes.
  • What happens if a guest damages my property? +
    In the rare event this happens, we'll take care of everything. We file the claim, coordinate repairs, and order items expediently. Through our rental agreements as part of our project management software, we have the ability to offer damage protection, collect security deposits, and obtain digital signatures.
  • How do you screen guests? +
    When a guest books a stay at your property, our software sends them a series of screening questions to determine the purpose of their stay, where they’re traveling from, and if they expect any guests other than the people staying overnight. This helps us prevent local parties or having more guests than are allowed. We require ID just like Airbnb or a hotel, and verify that IDs match the guest booking your property. We recommend exterior cameras on all properties when applicable and can come up with a plan to ensure unwanted guests don't enter your property. In 5 years and hundreds of bookings, we’ve only had poor experiences with 0.08% of our guests. Not every guest is a good fit, and it’s never easy turning down the revenue, but we’ve found choosing the right guests is the better ROI.
  • How do you manage cleaning and maintenance? +
    We coordinate all of this for you and can schedule and assign tasks through our property management software. Cleaners will arrive for every guest turn to have your home ready for the next guest experience. This cost is determined when we hire your cleaner and is paid for by each guest. When maintenance needs such as electrical or plumbing are required, these costs will be billed to the homeowner.

Owner Experience

  • How much control do I have over my calendar and pricing? +
    We work together to determine a base rate during onboarding and we'll come to an agreement on what your minimum/maximum nightly rates will be throughout the year. You'll always have input on what pricing looks like, but we handle the day-to-day dynamic pricing based on supply and demand and market trends to try to fill your calendar for the most profit.
  • Can I stay in my property whenever I want to? +
    Of course! We can block dates on your calendar for when you want to entertain friends and family.
  • How are you different from all the other cohosting companies? +
    We take a professional approach and use technology combined with experience to make decisions for your property the same way we do with our own rental properties. We only work within our regional footprint allowing us to give a detailed focus to what we know. And maybe most important - we understand genuine hospitality and do this because we truly enjoy creating memorable experiences for our guests. Many cohosts and project managers work behind a computer screen. We (not just our vendors) will regularly be in your properties ensuring they are ready to please your guests.
